Project Overview The Dolbeer SFR project, located at 389 Dolbeer St. in Lake Elsinore, CA, is a single-family residential development owned by ARAIN DEVELOPERS LLC. Encanto Engineering served as the Engineer of Record, delivering comprehensive structural engineering services for this two-story wood-framed structure. The provided structural package includes foundation plans, first and second-floor framing layouts, lateral diaphragm designs, and shear wall detailing.
Technical Design Criteria The structural engineering for this residence strictly conforms to the 2022 California Building Code (CBC) and incorporates rigorous environmental load parameters. The building’s lateral force-resisting system is optimized to withstand Seismic Design Category D demands and a baseline ultimate wind speed of 96 MPH under Exposure Category C. Foundation designs are predicated on an assumed allowable soil bearing pressure of 1,500 psf. To ensure stability, the site preparation specifications mandate that the exposed subgrade be scarified, moisture-conditioned, and mechanically compacted to a minimum of 90% relative compaction in accordance with ASTM D1557.
Core Materials and Specifications
High-quality building materials are specified throughout the project to guarantee structural integrity:
- Concrete and Reinforcement: Foundation components require concrete with compressive strengths ranging from 2,500 PSI to 4,500 PSI, reinforced with ASTM A615/A615M steel rebar. Grade 40 rebar is utilized for sizes #4 and smaller, while Grade 60 is required for sizes #5 and larger.
- Lumber: The primary structural framing relies on Douglas Fir-Larch (DF-L) sawn lumber maintained at a moisture content of 19% or less. For longer structural spans, the design incorporates 24F-V4 profile Glued Laminated Timber (Glulam).
- Advanced Lateral Systems: To maximize shear capacity within the architectural constraints, the design heavily integrates Simpson Strong-Tie hardware. This includes the specific deployment of Strong-Wall® WSWH High-Strength Wood Shearwalls, which provide superior lateral resistance using specialized heavy bearing plates, anchor bolts, and top connection shear transfer plates
